An Oklahoma farmhouse at sunset

Sell your housewithout a for-sale sign.

Some houses don't sell the usual way. If yours has been sitting, or the payments have gotten hard, there is often another way to hand it off. It costs nothing to find out.

We will tell you straight if we cannot help.

No fee to you
No repairs needed
No obligation

Sound familiar?

Most people who call us are in one of these spots.

It sat on the market and never sold.

The payments have gotten hard to keep up with.

You inherited it and you don't want to keep it.

You're moving and can't carry two payments.

You're done being a landlord.

It needs work you don't want to pay for.

None of these mean you're stuck. They just mean the ordinary way of selling — list it, wait, hope — isn't the right tool.

How it works

Three ways this usually goes.

Which one fits depends on your house and what you need out of it. We'll walk through them with you. Here's the plain version, with the downsides included.

We buy it, and you get paid monthly

Option one

Instead of handing you one check at closing, we pay you every month for an agreed number of years, with the whole amount spelled out up front. People do this when the monthly income is worth more to them than a lump sum, or when it spreads out what they owe in taxes.

  • Good for youOften gets you a higher total price than a cash offer.
  • Watch out forYou're waiting on the money. It comes over years, not at once.

We take over the payments

Option two

Your loan stays exactly where it is, in your name, and we start making the payments on it. You hand over the house and stop paying for it. This is usually the one that helps when someone is behind and the clock is running.

  • Good for youCan stop the bleeding fast, and often costs you nothing out of pocket.
  • Watch out forThe loan stays in your name until it's paid off or refinanced. You have to trust who's making the payments, and get it in writing.

Someone moves in now and buys it later

Option three

A family moves in and pays rent, with a written agreement giving them the right to buy it at a set price within a set window. You keep the house until they buy it.

  • Good for youThe house is occupied and cared for by someone planning to own it.
  • Watch out forYou still own it in the meantime, and they might not end up buying.

Straight talk

What we won't do.

✗

Pressure you on the phone

One call, and you think about it as long as you want. If someone needs an answer today, that's a reason to be careful with them.

✗

Hide the downside

Every one of these options has a trade-off. They're listed above and we'll say them out loud again before you sign.

✗

Tell you to skip your own advisor

Take anything we send you to an attorney. If we ever discouraged that, you should walk away.

Let's talk

Tell us about the house.

Takes about two minutes. We'll call you within a day or two and walk through what's actually possible. If nothing here fits your situation, we'll say so.

Questions people ask

The things you're probably wondering.

Is this one of those lowball cash offer companies?

No. A cash offer usually comes in well under what a house is worth, because that's how that business works. What we do is different — the price can be closer to real value, but you get paid over time instead of all at once. Whether that's better for you depends entirely on your situation, and sometimes a cash offer genuinely is the better answer.

What does it cost me?

Nothing to talk to us. We don't charge homeowners a fee. If we end up doing something together, the terms are written out in full before you sign anything.

Do I have to fix anything first?

No. We look at houses in whatever shape they're in.

Are you real estate agents?

No. We're not listing your house or charging a commission. We're either buying it ourselves or bringing you someone who will.

What if I still owe more than it's worth?

Tell us. That's a common situation and it doesn't automatically rule anything out — it just narrows which of the options above could work.

How fast does this happen?

Depends on the situation. Sometimes a couple of weeks. If you're facing a deadline, say so on the form and we'll tell you honestly whether we can move that fast.

What's the catch?

The honest one: in most of these, you don't get all your money at closing. That's the trade. Anyone who tells you there's no downside is selling you something. We'd rather you hear it now than find it in the paperwork.
